All Things Marcellus
Many past clients and other landowners are being approached by gas drilling companies with Roadway Agreement documents requesting permission to install "access roads" to well sites and other areas of operations.

Unfortunately, many UNAWARE landowners are just signing on the dotted line mistakenly believing they have no choice or input on the roadway size, location and other Roadway Agreement terms.

It is absolutely true that a poorly negotiated gas lease can greatly restrict your options in negotiating future Roadway Agreements or other Surface Use Agreements.

However, many landowners misunderstand their options and fail to take advantage of their ability to strengthen Roadway Agreements and other related operation contracts.

PA Gas Leasing Poll

As a landowner do you favor a "Severence Tax" based on production volume or an "Impact Fee" based on the number of wells drilled?
Whether and how Pennsylvania should tax the natural gas industry remains a hotly debated issue:
Severance Tax - with revenue shared with the entire state. (11 votes)
Severance Tax - with the majority or all revenue directed to counties impacted by drilling. (22 votes)
Impact Fee - with revenue shared with the entire state. (0 votes)
Impact Fee - with the majority or all revenue directed to counties impacted by drilling. (12 votes)
I favor no severance tax or impact fee. (10 votes)
